Dubai's retail real estate market recorded a 171 per cent surge in sales value during Q1 2026, reaching AED 2.1 billion. Off-plan retail transactions alone climbed 225 per cent, accounting for more than 60 per cent of total retail sales during the quarter. Average purchase prices rose nearly 80 per cent to AED 4.3 million per property. Rental rates followed the same direction — up 6.4 per cent year-on-year across the board, with Business Bay, Downtown Dubai and Jumeirah Village Circle leading growth at over 12 per cent each.

Dubai is growing — and when a city grows, the demand for everyday commercial space grows with it. That's not a theory. That's arithmetic. Retail doesn't surge in a vacuum. It surges because more people are here, more businesses need a presence, and more capital is looking for a place to land. What we're watching isn't a spike — it's a city expanding its commercial backbone in real time.

Most international investors think of Dubai real estate and picture a residential tower with a sea view. That's understandable. But when retail demand rises at this scale, it signals something far more structural: the business infrastructure required to support a growing population is being built and bought at the same pace. Businesses are opening across the city. And yet, standing in it every day, the feeling remains that supply is still not enough — that demand is running faster than the market can keep up with.
