Now the retail figures have landed, and they tell exactly the same story. Dubai's retail property sales value surged 177% year on year in the first half of 2026, reaching AED 3.8 billion. That came from 850 transactions, up 56%, with the average deal size rising 77% to AED 4.4 million. And once again, off-plan is the engine. Off-plan buyer activity more than doubled, accounting for nearly 60% of all retail transactions and almost 70% of the total value. And the reason retail is following is the simplest logic in real estate. Wherever there are homes, there will be demand for shops. It is that direct. People need cafes, supermarkets, salons, clinics, restaurants, everyday services, right where they live. So when a community fills up with residents, retail demand does not follow eventually. It follows inevitably.

Rents rose around 4.5%, and businesses are becoming more selective about where they expand. So this is not a signal to buy any retail unit anywhere. It is a signal that retail in the right location, in a genuinely dense and growing community, sits on some of the most dependable demand this market offers.
