Beyond - Arancia Yards
CITY OF ARABIA272 residences. 70% green space. A developer with zero unsold projects. Arancia Yards is not another tower — it's the opening move of a community built to last.
01 — Developer
BEYOND is the development arm of OMNIYAT — the ultra-luxury brand behind a $10 billion portfolio built alongside names like Zaha Hadid, Foster + Partners and Santiago Calatrava. This is not a developer finding its footing. BEYOND launched less than two years ago and already sits among Dubai's top 10 developers, with AED 7 billion in sales and over 2,000 residences across multiple sold-out communities. Arancia Yards is their first move into City of Arabia — and first chapters by this developer tend not to stay available for long.
02 — Location
City of Arabia sits equidistant between DXB — the world's second busiest airport — and Al Maktoum International, set to become the largest airport on Earth. Within three minutes: IMG Worlds of Adventure, the largest indoor theme park globally. Within reach: Global Village, Dubai Miracle Garden, Dubai Digital Park and a dense cluster of hospitals, universities and international schools. Future metro connectivity via City of Arabia is already planned. The infrastructure around this location isn't coming — most of it is already here.
03 — Project Description
272 residences across three low-rise buildings, arranged around a central green valley — not stacked towers competing for views, but a ground-level community designed around light, greenery and calm. Floor-to-ceiling heights of 3.1 metres. Ground-floor retail and F&B. Twelve amenity categories including lagoon pool, lap pool, commercial gym, spa, kids' club, cinema room and amphitheatre. 70% of the masterplan is green space. This is a community built for people who live in their homes, not just sleep in them.
