01 Developer
BEYOND is the new brand of the OMNIYAT Group, and it enters the market with a clear design, quality and luxury positioning. What makes BEYOND relevant here is that it does not simply develop a building. It builds an entire lifestyle and a new narrative for a location. The brand philosophy rests on two ideas. The Bay stands for the full force of a genuine premium waterfront: open water views, space, yachting lifestyle, promenades, prestige, and the rarity of a location the international market understands instantly. The Forest is the second, almost more important layer: nature, landscape, calm and balance, the sense of holding a private, high-quality space within a fast-moving world. BEYOND does not treat Dubai Maritime City as a single project. It treats it as a long-term strategic coastal platform, with a series of releases already placed across the district. When a developer of this calibre lands several successful releases in the same location, it raises not only the profile of the area, but the price acceptance for every phase that follows.
02 Location
Dubai Maritime City is a 2.27 square kilometre man-made peninsula by DP World. This is not a location built from nothing. More than 280 registered marine and maritime companies already operate here, giving it function, identity and economic weight from day one. Roughly AED 140 million was invested into infrastructure upgrades through 2022, and the area's image is shifting from a functional maritime hub to a genuine premium waterfront address. The surroundings raise the ceiling further. Directly adjacent, Emaar and P&O Marinas are building Rashid Yachts & Marina, an AED 25 billion coastal destination. The Hamdan Bin Mohammed Cruise Terminal, the largest covered cruise terminal in the world, brings international visibility and tourist frequency, with capacity for 14,000 passengers a day. And the real accelerator is connectivity. Through the Al Shindagha Corridor Project, the RTA is investing around 1.4 billion US dollars into the road network, 13 kilometres, 3 bridges, 15 interchanges, cutting a key travel time from 104 minutes to just 16. In Dubai, the sharpest repricing of a location almost always happens exactly where infrastructure and perception rise at the same time.
03 Project Description
This is waterfront living designed as a complete experience, not just four walls. Landscape architecture across Dubai Maritime City is set to be handled by Cracknell, an internationally respected name in premium destination design, because a project at this level is defined by the interplay of architecture, landscape, movement and atmosphere, not by interiors alone. The immediate lifestyle offering is exceptional: a 500 metre canal pool, a maritime lifestyle destination of retail, dining and entertainment often described as the Dubai Mall by the Sea, the iconic Queen Elizabeth 2 floating hotel, 430 wet berths for yachts up to 100 metres, a Venetian piazza, a private beach club and signature hotels. Together they lift the entire coastal corridor to an international luxury standard.
04 Why now
Across several of BEYOND's already released projects in this district, only limited availability remains. This is no longer a theoretical market entry. Many units have already been absorbed, which means the focus now is on the specific opportunities that are still open. That is precisely why timing matters. Early entry here is not about a single building. It is about positioning inside a cluster that is being revalued as a whole, before the wider market fully catches up.
