CONTEXT
Dubai’s ready apartment market just recorded its strongest month since February. In October, 2,988 completed apartments changed hands for AED 5.28 billion, according to Dubai Land Department data. That is 22.6% more transactions and 25.7% more value than in September. Once again, the most active community in the city was not a waterfront icon or a branded tower, but a central, mid-market neighbourhood, which recorded 384 sales on its own, well ahead of the city’s business and marina districts.
MY TAKE
Ready apartments are the most honest part of any property market. Nobody buys a finished home on a promise or a render. Buyers pay for something they can live in or rent out from day one. When this segment grows by a quarter in a single month, it tells me that real demand is back, carried by end users and income-focused investors rather than speculation.
And it is no coincidence where that demand concentrates. The community that leads the city once again offers what the broad middle of the market needs most: an affordable entry, with studios around AED 600,000 and one-bedroom apartments around AED 940,000, a central location between the main highways, and a constant flow of tenants. Between May and October alone, more than 16,000 rental contracts were registered there. A one-bedroom apartment rents for around AED 65,000 a year, a gross return of roughly 6.9% on today’s price.
MY THESIS
Communities like this one never go out of fashion, because they are built around the people who keep a city running. Professionals, young families and new arrivals need homes that are central, functional and fairly priced, and their numbers grow every year as Dubai’s population grows. That is why this neighbourhood’s price per square foot has climbed from AED 895 in 2020 to AED 1,475 in 2025, a gain of 65%, while its yearly transactions rose from around 2,300 to almost 19,000. In 2026, a year that tested the market, prices have held almost exactly at that record level.
This is where off-plan becomes a powerful tool rather than a gamble. A payment plan lets an investor secure a new apartment in a proven, high-demand location with 10 to 20% of the price today, and pay the rest during construction. New buildings with modern amenities attract the strongest tenants and the best rents. The edge, however, does not come from buying anything new. It comes from choosing the right developer and the right building, because popular communities also attract a lot of new supply. Off-plan rewards those who select carefully, not those who simply buy early.
FINAL THOUGHT
Headlines tend to celebrate the record-breaking penthouse and the billion-dirham island. Yet the real strength of a city lives in its middle: in the neighbourhoods where people actually rent, live and build their lives. October’s numbers are a reminder that demand in Dubai is not a wave that comes and goes. It is a steady current, driven by people who need a home. For investors, there is no stronger foundation than that. Follow the tenants, respect the numbers and choose with discipline, and the market will do the rest over time.
“Wealth is rarely built on the spectacular. It is built on the essential, owned early.”
